Maximum Profits, 240 Portage Rd., Suite #670 – PMB 27, Lewiston, NY 14092, 1-800 -594-3548 My name is Mario Cantin. I have been a contractor since I was 20 years old. I started out installing aluminum gutters, siding, etc., and soon switched over into roofing. I got caught in the competition’s low-balling rat race. I even became quite disillusioned with the “reality” of earning a living. I would go out to give a quote knowing that I would not get the job unless I low-balled it. It’s a terrible existence as you make no money, really – you just barely “make it” all the time. I was looking for ways to become very different from the competition. At first I was looking for something to offer as a premium to make them want to give the job to me and not my competition. I thought of a TV, a vacation package, etc., but the numbers never worked as I couldn’t find something that would be valuable enough in the eyes of the customers to sway them my way and cheap enough for me to be worth doing. I then started to read books on marketing. This led me to offer a “Consumer’s Guide to Proper Roof Replacement ”. It was too primitive and did not really work. My next move was to join my largest, most successful competition and learn how they were selling jobs. (That definitely did help!) That’s when I “came out” as a salesman. On the other hand, losing control of making all the decisions was a bummer. Anyway, I kept devouring books and tapes on marketing between sales appointments and after hours, etc. One day, suddenly, I had an idea. I took my girlfriend with me and as we drove through the best neighborhoods in my town, we wrote down the addresses of the homes that were going to need roofing in the near future. She then went to the library (nowadays she would simply use the internet) and found the corresponding names and telephone numbers of the owners of these homes. I crafted four one-page sales letters that offered something better than a simple roofing estimate. I positioned myself as an expert and offered advice and made sure that I came across as being selfless in my intention but nonetheless credible. We printed labels and put the mailing together. I dropped the first letter in the mail and Bingo! Instant results! I now was getting a lot of sales at my price and the competition was, for the first time in my business life, not an issue anymore! Those who didn’t respond received the second letter some time later as a follow up and Bingo: same results once again! By the end of the fourth mailing I had generated hundreds of thousands of dollars in sales. I had certainly touched on something. Unfortunately, that roofing outfit didn’t value my efforts and they instead wanted to cut down my income as well as the income of a few of the other salesmen working there too; as we were "making too much commission in relationship to the other employees”; and so I left [in good terms, I should add]. I was subsequently able to command the same profit margin on my own as the large outfit (and they were known to be the most expensive roofing company around, often charging twice as much as their low-balling competition). Other sales people who had worked there and left would usually “crash and burn” when going back on their own. In summary, I’ve had some bad years in the beginning, and eventually learned to make a six-figure yearly income with roofing. But I’ve also found out that the cost for earning $100,000.00 as a roofing contractor was high: constant trouble, lots of headaches, and too many liabilities as compared to the amount of profits generated. As well, when I went back on my own, even though roofing initially represented a large chunk of my income, I had no desires to try and “push a string uphill” and attempt to compete with this large roofing company. So I also started another business -- the “brick repointing” trade. And I don’t mean the masonry trade in general, but specifically tuckpointing. And not just the same old kind of tuckpointing as everyone else has been doing, but a unique way of performing the trade that makes you unique in the minds of the prospects and therefore eliminates the competition. I will give you enough insights in this report so that you too can start offering this unique kind of tuckpointing in your business without my help. For people like us who don’t have a university degree, there are fewer doors opened to really make it financially. Then, you have to become an entrepreneur or something. I have tried that. I have bought a lot of get-rich-quick-schemes and ended up just as poor. In my research, I have come across the success stories of many people who have started from scratch, without a formal education and made it big. But the problem with that is, as far as those ideas are concerned, these people have put them to use; it is too late already. And I don’t know about you, but I could never come up with good ones of my own. I have even tried to become an inventor: when I was about 16, I would wake up at 6:00 AM to try to invent a game similar to Monopoly before going to school every morning so I would become a millionaire. It never worked out. [I was too interested in my hormones at that time, I guess.] I have tried many different avenues, and I have tried hard. Someone has pitched me once to get rich in the Import / Export game. I got all set up and everything, and found out that you can get screwed faster than you can blink in that business. I then took acting classes and was aiming for Hollywood. Well, I’m no Tom Cruise, and I’m sorry to have to admit it. This is all true by the way. I’ve even tried a lot more that what I have just mentioned, but I’ll stop here. So what was I to do? It’s all fine for some kid who is smarter than me to become a billionaire inventing internet search engines or whatever, but what about ME? While most of this was going on, I was a roofing contractor. And I wasn’t making a lot of money at it, as I was trying to become something else all the time. One day, it occurred to me that I should start RIGHT WHERE I WAS, RATHER THAN TRYING ANYTHING ELSE. That was a turning point. Less than two years later I had joined the larger roofing company earlier mentioned and was making $12,000 to $17,000 a month. That’s no millionaire status, but that is better than what a large percentage of the population makes. AND I did all of it absolutely honestly, not even doing a single penny in cash deals! But I didn’t have control and I need control, that’s part of my personality. Later on, I could still generate that money on my own, as I had figured out the marketing! But roofing is a stressful way to make money, I thought. So I looked around. I was looking for a trade that would be better than roofing, with no competition, so I would be able to create a successful basis for charging a fair, but full markup, unaffected by any cut-throat competition. Many trades had to be ruled out as they were either riddled with problems or I didn’t have the skills to perform them, and I didn’t want to take the time. Some trades carried too much risk, or required too large of an upfront investment. I wanted something that would cost virtually nothing or little to start, something I could quickly learn and teach others how to do, something that would be headache free and without any liabilities; and something with low material costs. This led me to think about masonry. I had some experience with it as a worker, and I had contracted some pretty large projects, and hired masons, etc., in previous years, which was a bonus. After some more thinking, and after dwelling in some unpleasant memories, I have concluded that general masonry is not the best business to be in either. So why go through all the work it would require building a successful masonry firm when I would still run into headaches and liabilities as part of my everyday life as was the case with my roofing business? So what did I end up doing in the end? Well, what I’ve done is I’ve kept my roofing company alive, but didn’t spent money advertising it anymore; I simply let it ride on its own. That way, I would only look after repeat business and referrals; and charge a good markup by doing so. I could now consistently get a great markup without having to do several estimates to close a high profit job. You see, I don’t like to pressure people, I like to do business with people who want to deal with me in the first place. Other people will try and sell you courses to become a "supersalesperson". That may work for you; but I find that this approach works only for a small percentage of people. And again, if the trade you've chosen isn’t that great to be in to start with, as I say, then the "supersalesperson" still has to deal with all the headaches that come with being involved in that trade. So I’ve opened a new business, with a separate name and phone number; and that’s the one I advertise because it’s the ideal business, as: 1) I don’t have competition!! 2) I don’t have to offer a warranty!! 3) My material costs are less than 2%!! 4) Its actually easy to learn and train people to do it!! So, what is this ideal business? Well, you could say that it is a precise form of doing brick repointing. We’ll get into it fully and soon. But, I first need to unfold my concepts in the right order to give you a better understanding. First, let me share with you a quick story to illustrate the importance of what I'm saying: It's 8:50 in the morning, and Bob is pulling over in front of the house of the prospect he's going to meet at 9:00. He's parking the truck, and will wait there quietly for ten minutes and sip his coffee. This is the first estimate for today. Bob should feel happy as it's a beautiful sunny morning, not too bright, not too hot yet--just perfect! However, Bob doesn't feel that enthusiastic; rather, it's going to take all he's got to force himself out of the truck... to go meet the home owner. As he's stretching the minutes as much as he can ... and for as long as he can ... he's thinking over into his head about all the jobs he lost in the last week alone! He's thinking about how... in every one of these cases ... he saw the new hope he had re-built, again, from scratch... to finally be where he wanted to be financially ... disappear in front of his very eyes, every time the prospect said, "Sorry, I gave the job to someone else. But thank you for your time." Bob doesn’t price his jobs low because he wants to make a profit. But it seems everyone else prices lower than him! How can they stay in business? Bob doesn't have any bright hopes for this morning. The problem is that he knows pretty much deep down that he won't get the job. He will have wasted his time, coming here this morning, burning his gas, consuming away the precious minutes of his life ...to give a free estimate to somebody who will say, "Sorry, but thank you for your time". Bob is not a typically negative person, but it just seems to be the way it is in the roofing business in this town. Bob is a good roofing contractor. But the problem is the competition! So much competition, and so many people who charge so little!! Bob is very fed up! He's so fed up that he secretly hopes to himself ... that he won't have to take the ladder off his truck…to give the estimate! He's almost hoping he could just quickly shove a price to the owner, so he can run out of there and not waste any more of his time! Of course, Bob has another option: he could price the job very low, but he has learned in the past that it doesn’t work to do that; he can’t make enough money that way to build a prosperous company, and he would have to keep on working like a slave. No way! Bob would be extremely happy if he knew how to always have a constant flow of profitable jobs! He would start to live again! But it's not the case! It's 9:02. "I've gotta go do that darned estimate now", says Bob to himself, fully aware he can't "stretch it" any longer. So, he slowly extracts himself out of the truck, and walks to the side door with more determination, now, as he is trying to muster all the enthusiasm he's got left! He's at the door! He rings the bell ... and waits for the owner to come to receive him! As he stands there ... Bob feels anxious and somewhat lonely! At this point, the door opens and the two strangers finally meet. And the dialogue begins: "Hi! I'm Mr. Jones" (Hand shake) "Nice to meet you, Sir. My name is Bob." (A touch of faked cheerfulness here!) "Now, which company are you with again?" asks Mr. Jones. "There we go again," Bob thinks to himself, "He's getting so many estimates he doesn't even know who I am. This is going to be real fun." But he simply replies, "All-seasons Roofing." "Oh ya right!" laughingly says Mr. Jones with a faked sincerity. "So give me a price for a the whole roof, would you? I want those 20 year shingles, and I just want the tar paper going up a few feet from the eaves. And include 5 vents and put new counter --- fla --- flashings ? is that how you call them? … at the wall junction there!” “There we go again!”, Bob thinks to himself sarcastically, “Why don’t you give me the other roofer’s entire estimate sheet while you’re at it! …that way I could just copy the whole thing, and not have to go up on the roof …and waste my time!” But he can only say, “Sure, I’ll go get my ladder.” Bob tries to make himself feel better, now …as he unties his ladder ... and hopes that he might still be able to get the job! And as he sets up the ladder, and starts climbing…he notices that Mr. Jones does look like he’s interested… (he’s really only faking it, but we don’t know that for sure yet!) “Maybe it’s not so bad. And I really do have a chance,” Bob thinks. Bob measures the roof and spends over an hour doing everything he’s supposed to do … and answering all the questions of Mr. Jones! Finally, he goes for the sale. After having done his calculations …Bob concluded that his cost for the job would be about $2,200 … when he gets his workers to do it. Although he should really charge $3,200 to really do well on this job ... Bob will only go for $2,650 ... because he suspects that Mr. Jones has gotten a lot of estimates ... and he won't get the contract if he asks for the $3,200! So he gives Mr. Jones the price and Mr. Jones says, "Wow, you're really high!" And Bob says, "What do you mean? I can't be that high!" Mr. Jones now says, "Oh ya right, you're very high! you're the highest of all the six quotes I got! Two of the quotes came in at $1,900 and one other one came....., Bob is so fed up by now that he doesn't want to hear the rest; he just gets into his truck and drives away! He's angry! He's sick of this whole thing!! ... and he doesn't notice the little kids playing in the neighborhood, and the beautiful blue sky... And now he's off to the next appointment! Not a great day so far! What’s wrong with Bob’s situation: This story is actually my own experience, which took place one summer morning in my earlier years as a roofer. The chances are pretty good that you are not in a situation as dramatic as the one I've just described, as the general economy is much better these days than it was back then. However, I'm pretty sure than you could at least double your earnings with my system -- and that's money you may not want to leave on the table! And if we ever go through a recession as we did in the early nineties, you will be safer if you don't have competition in your particular field to worry about. Can you visualize how it would really be like to make great profits? And without the headaches, aggravations and headaches that usually come with being a contractor? What would you need to have to bring this about? And just before I give you the details, as I will in a few seconds, let me tell you a last short story that is relevant to what I'm talking about. (This one, too, happened to me.) Boy, are you happy! Today is the day that you are going to be officially told that you've got the contract to re-roof all the 263 units of a Housing Co-operative you've been working on for three months! Man, there's your profit for the year in that baby! This IS the break you've been waiting to have for years. And now you're getting it. Today! Wow! You KNOW you'll get the job because the Project Coordinator has called you three times to let you know when the Board of Directors would meet to discuss the project. These guys never normally tell you a thing! They don't call just to let you know when the Board is going to meet ... to discuss the project you're bidding on! Usually, you're the one that has to call ... to see where things are at ... and do all the follow up! And you're then made to feel like an annoying pest, definitely not a welcomed guest! But this guy called you! And he even told you that he was very pleased with your quote and that he liked your company! They never do that either! No way! They only behave like this when they've already decided that you're going to get the job ... and they want you to know... (without really telling you) ... so that you can slowly start planning for it. In other words, they want to "book you early". And if that wasn't enough to convince somebody, there's more: you've already met with all the members of the Maintenance Committee... (when you first went to take the measurements) ... and they all liked you and your company ... and they gave you the impression that they want you to get the job! Now this morning, you are on your way to the Co-op to meet the coordinator! You even brought two copies of the contract with you ... in case he wants them to give to the Board of Directors! And you can't help visualize, in your mind, how life is going to be like! You're even seeing yourself closing another two or three similar jobs before the end of the year! You know you shouldn't get all excited so fast... you know you should wait to hear the official answer of the Board first ... but you can't help it! You really can't see what possibly could go wrong.... and you don't recall being this happy in a long time! So you finally get there, and he's on the phone. As he sees you come in ... you notice that he doesn't smile at you like he normally does. You immediately don't get a good feeling about this. It actually gives you a funny sensation in the stomach. He's on the phone for five minutes ... while the funny sensation in your stomach has now grown to ... AN OUTRIGHT FIT OF INTENSE ANXIETY! You only wish you're wrong about this! ... And you can't wait for the whole thing to be over! Then you'll know one way or the other! But despite all this, you can still hang onto the hope...and you can still see how happy you're gonna be when you do get the contract! BOY, ARE YOU EMOTIONALLY WORKED UP! He's FINALLY putting the phone down! OH GOD NO! Now his secretary comes in and starts to talk to him about some CRAP you couldn't care less about!! ... Now, she's having him look over SOME STUPID PILE OF PAPER! God, you're gonna go CRAZY! You can't WAIT ANY LONGER! FINALLY! She's leaving... stupid gal! "NOW THE PHONE RINGS AGAIN! WHAT IS IT WITH THESE PEOPLE!!! DON'T THEY KNOW I' M DYING HERE!!!” “Oh good! That was only a quick one,” you think to yourself. Okay, he's finally getting ready to talk to you now. So you take a seat in front of him. He doesn't offer to shake your hand... and he looks like he just saw Friday the Thirteen, Part 1 to Part 8, all in a row! Your heart is pumping. By now, you already know this ain’t gonna be good, but you don't know exactly what yet. "Actually...," he begins. "Did they meet?" you interject. "Yes, and...," he begins (Now you're looking at him with that big "and then?" expression on your face) "...You didn't get the job,” he continues. “The Board chose another company. I wanted you guys to have it, but when..." By now, you've stopped hearing what he says. You're in shock! This can't be! All your hopes are falling down the drain, once more! You're fed up beyond anything you could ever explain! You want to get out of this goddamned lousy business!! You can just see it: Another lousy month! Boy, are you sick of this crap!! The reason why you got in this business (or would like get into it), and the reason why you’ve been or will be staying in it, is so you can make PROFITS! Sometimes, we can be made to loose sight of the reason why we're in this business. But let me remind you that you are not in it because of your company image, you are not in it because you have 25 employees to keep alive; you are not in it so you can keep 10 trucks on the road, and you are not even in it because you have to keep the cash flow going! (Cash flow, really, is meaningless if you don't make a profit at the end!) These things may matter to you, but the bottom line reason why you are or would be in this business, is so you can make PROFITS, and most likely, a lot of profits! Is that not correct? So, if I could show you a good business to be in, one that could earn you much money with very few headaches, would you be the type to insist in staying were you are because you’re set in your ways? Or, would you go were the profitability is? Well, only you can answer that question. Perhaps, you should at least take some time to consider what I’m going to propose in the minutes that will follow. Let’s now talk about that “new” business I’m so happy about. As I’ve mentioned a few minutes ago, I personally was looking for a business in which I could easily earn over $100, 000.00 a year, with no warranty to offer, with very little risk, with nothing too complicated to have to learn and with very small material costs. And I wanted to stay in the home renovations field, as I didn’t want too dramatic of a change of lifestyle, AND I didn’t want to have to do night schooling or anything like that. And I didn’t want to waste anymore time trying to go after some bullshit fantasy that would just set me up for another disappointment. It is perfectly okay to have super-high dreams to achieve, IF YOU HAVE THE TOTAL CONFIDENCE THAT YOU ACTUALLY WILL PULL IT OFF. Otherwise, I believe that setting goals at first that are more realistic to you is better. Achieve those, and THEN go for something a little higher, and so on. Life is short, you want results now. Ten years can go by quickly…. So, there’s only ONE business category that achieves ALL of the above requirements for me that I have found. As I’ve said earlier … This business is: Brick (or stone) Repointing. Or, to be more accurate: Repointing of residential homes, preferably the ones built prior to 1960. I’m not talking even about all the aspects of the masonry trade, simply the pointing aspect of it. You may be thinking “Are you nuts? That's what I do already! Why are you telling me all this?” What must be understood is that it has to be done in a way that ENSURES that you don't have any competition. If you are just another tuckpointing contractor in the mind of the customers, they will not have a good reason to choose you instead of anybody else, especially if you charge double the competition's price. You have to have something that separates you from the others. And this uniqueness must be appealing enough to them that they'll pay the extra to have YOU do their job. I’m just about to revealing to you the outline of my highly workable business model. I will also offer you to purchase a service (only if you want to) to learn and use all the proprietary aspects of my business (in other words, all the particulars, all the details) for you to use in your geographical area (which I’d never be in anyway, so it’s no loss to me). This means my business name, marketing materials, sales pitches, consumer’s guides, endorsement programs, etc, AND my mortar formulas and trade secrets! All this for a very reasonable fee… but only if you’re interested. So, let’s start with the outline: 1) Understand that customers want a mortar replacement job that looks invisible. If the color and the texture match with the existing mortar on the house, you will have no competition and you will be able to charge almost twice as much as the other masonry contractors who may also bid on the job. THAT IS THE BIG SECRET RIGHT THERE! 2) Choose a business name that communicates that you do brick mortar replacement with an excellent match in color and texture. If you do this properly, a good number of those who respond to your advertising will not get another quote, as they will immediately grasp that you offer something unique indeed. And you will get the job at your price, not theirs. 3) Develop your sales presentation around the theme that you do brick mortar replacement with an excellent match in color and texture. If you do this properly, most of those you see will not get another quote, as they will for sure grasp that you offer something unique indeed. And you will get the job at your price, not theirs. 4) Create a profitable price structure based on how much you need per day to earn a minimum of $100,000 a year, after paying one assistant and after setting aside 10 % for marketing expenses and 2% for materials. 5) Learn how to do repointing that blends in perfectly by researching how to do correct color and texture match; this is something you can learn from me or even, to a large degree, from the internet. 5) In the beginning, do this yourself. You will soon need an assistant, whom you should put on payroll to set up the infrastructure on the business legally, in my opinion. 6) If you choose to hire subcontractors to handle extra work you have which you can’t get done, or to simply handle the work load from the beginning, if you choose not to do the work, it is best that you prepare the mortar for them in advance, once you’re competent at it; it will assure a good match, and it won’t reveal your secrets to them. 7) Don’t offer any warranty, you don’t need to; almost no one will ask anyway. (It would be a good idea, though, to check with your local jurisdiction to ensure it is legal in your area not to offer a warranty.) There you have it! That’s the outline of the business model I have developed. It is a successful one. And this is precisely what I personally still do to earn over $100,000 every year. If you decide to give this approach a go, the outline I’ve just given you is enough to guide you to a successful business. Consider it a free consultation from me to you.
